PROPERTY OVERVIEW

Homestead

5-bedroom on-ground brick veneer homestead with bathroom, ensuite, kitchen, office, dining and lounge. Ancillary improvements include detached brick garage with corrugated galvanised iron roof.

Coreen is well subdivided and set up for ease of stock rotation and mustering. The property is subdivided in 22 main paddocks and several holding paddocks, as well as three laneways to the yards. Internal fencing comprises four barbed wires on timber and steel posts. There are around 2-3 kilometres of new laneways plus many of the end assemblies and gateways have been renewed in recent years.

The property has excellent fertile soils with a mix of softwood scrub and sand ridge buffel country, including deep alluvial brown and black clays.

This land is planted to improve pastures as well as dry land organic cultivation and irrigation areas, this includes 420 ha of dryland leucaena and 386 ha of irrigated leucaena.

Coreen is very well watered sitting on 6.5km of frontage to the Mackenzie River on the north-west and frontage to Lake Mary Anabranch on the east.

The property has nine dams ranging from 2,293 – 9,155m3.

Irrigation uses bubbler, pumps, tanks, dams, Lake McDonald and Lake Meredith. Pastures and crops can rely on water sources throughout dry years.
